You've been approved, (if you have property to sell its listed ), you've picked an area, examined price, reviewed disclosures, decided on what to have inspected, now you wish to write an offer.
               
You will need:              
  Cash or check for the earnest money deposit. The larger the deposit the more serious you look to the seller. Proof of funds: no proof of cash or lender approval makes an offer of little interest to sellers. 
               
  Documents to sign:        
  Agency Disclosure - (already provided) - confirms to you who we are representing  
  Offer to Purchase / Purchase Agreement / Buy Sell Agreement - details price and terms  
  Seller Disclosure forms          
  Home warranty - available for about $375, good for most components for 1 yr. (optional)  
               
You may request an attorney to review any of these before signing.    
               
About earnest money. (Payable and delivered to the title company)
           
  Write on your memo line "earnest money for : 123 Main ST, 1/1/20xx offer"  
  Earnest money is applied to the purchase price at closing.    
  Earnest money is forfeited to the seller if you fail to go forward as agreed in your offer.
    e.g.: If offer is subject to getting a mortgage, you must apply for a mortgage
    The seller may pursuit other remedies as well.
Extenuating circumstances?          
  You may withdraw your offer IF the seller has not yet accepted it.
               
Price Think careful here. Many sellers will either accept or reject and then move on to other
  offers. Most buyer think offering low is automatic - expecting a counter. This is not always the case. Carefully examine market time of solds for the property type, time of year, etc. Low offers can create an emotionally charged response thus leading to paying a higher price. Further, offer based on what its worth to you, many fine properties are now priced to encourage more lookers and result in over-ask offers.
